DESIGN & SPECIFICATION

By providing a bespoke service, no two buildings will be identical. Below is a brief description of the main design elements which make up any Bothy Garden Room.

Foundation

Modular pad foundation system which raises the building off the ground allowing airflow and in turn keeping the timbers dry. The pads are quicker to install and more environmentally friendly than the traditional concrete slab foundation.

 

Cladding

We will work with the customer to provide any cladding suitable for the job. Our preferred timber cladding options are Siberian Larch and Western Red Cedar. Both options have fantastic appearance and are very durable with an expected lifespan in excess of 30 years.

Structure

The floor, walls and roof of our buildings are constructed from C16 structural graded timbers. The walls and roof are lined with OSB 3 boards while the floor is constructed from chipboard.

 

 

Glazing

Our standard spec includes double glazed grey UPVC doors and windows, however, we can offer Alu-clad or timber options to suit each design and budget. All options are supplied with an insurance approved multi-point locking system.

Insulation

The floor, walls and roof are insulated using PIR rigid insulation panels. Unlike wool, these panels will not move inside the cavity.

 

Electrics

Each garden room will come equipped with an electrical system tailored to the customers requirements. Including internal sockets, spotlights, consumer unit and external lighting where applicable. Connection to your house will be at an additional cost and can be discussed prior to quote. All electrical work is carried out by a qualified electrician.
