+ Do I need planning permission?
Please note, planning guidelines differ between Scotland, England and Wales. As a general rule of thumb, planning permission is not required in Scotland provided:-
- The garden room is located within the rear garden of your property.
- The total footprint of all outbuildings does not exceed 50% of the total area of your garden.
- The ridge height of the garden room does not exceed 4m.
- The eaves height of the garden room does not exceed 3m.
- Any part of the garden room within 1m of the garden boundary does not exceed 2.5m in height.

+ Can you create custom garden rooms?
While we do have a standard range of garden rooms available, we are more than happy to create a custom design for you.
Whether you'd like a small tweek to one of our standard rooms or a completely bespoke design, we will work side by side with you to ensure you are 100% happy with your build. The more detail you provide, the easier it will be for us to design so we encourage our clients to keep a scrapbook or pintrest page to help us establish exactly what you are after.
You will be provided detaileed 3D CAD visualisations and drawings of the finished design prior to your build commencing.
+ How long does it take to install a room?
Once you have accepted our quote and we have recieved the 50% deposit we will start work imediately. The specification chosen will dictate lead times, however we generally will aim to be on site within 3 weeks.
The foundations and frame structure will generally be complete within a couple of days with the complete build being around 2 weeks. This will be heavily infuenced by the size and specification of the building as well as the fine Scottish weather.
+ What is the payment process?
We require a deposit of 50% prior to ordering materials and starting the build.
Once we arrive on site a further 25% payment is required prior to the build commencing.
Finally, the remaining 25% is required upon completion of the build.
